Greenwich Village’s newest condominium finally has a storefront tenant, and it’s a name that shoppers on West 8th Street already know well. The luxury boutique has been operating on the block for years and is now taking a corner space in a building where apartments have sold for well over $2,800 per square foot.
Atelier New York has signed a lease for a 2,130-square-foot retail space at 181 MacDougal Street, at the corner of West 8th Street, according to Traded. The boutique becomes the first retail tenant in the Straus Group’s seven-story condo building, which sits one block north of Washington Square Park. Traded reported the rent at $250 per square foot annually (which would translate to $532,500 per year).
That’s a short move for Atelier, which currently runs a women’s store across the street at 29 West 8th Street and a men’s store down the block at 20 West 8th Street. Whether those shops stay open once the new one does is an open question. The company declined to tell Commercial Observer what it plans to do with either location. Per that report, the new store is expected to open in four to six months.
Atelier describes itself as an avant-garde, multi-brand luxury boutique and traces its start to Crosby Street in SoHo, where it opened in 2002. Its current lineup features designers like Yohji Yamamoto’s Y’s line, Miu Miu, Issey Miyake’s Homme Plissé and Enfants Riches Déprimés, according to its website. Beyond the Village, the retailer has two stores in Flushing, Queens, including one at Tangram, and a location on Capitol Hill in Seattle.
181 MacDougal Street was designed by Morris Adjmi Architects and holds 16 residences, with one- and two-bedroom units plus a full-floor penthouse with a wraparound terrace. The Landmarks Preservation Commission signed off on the design in 2019, and the building has two distinct hand-laid brick facades meant to blend into the historic district. When sales launched in 2024, the penthouse was asking $11.75 million, per New York YIMBY. The ground floor has about 104 feet of retail frontage, so Atelier’s space may not be the only one in the building.
